The Fogarty Cohen Russo & Nemiroff LLC real estate law practice is under the direction of Bruce F. Cohen and Steven W. Russo, each with decades of experience representing real estate clients throughout Fairfield County and Connecticut including regular representation of individuals, institutions, public and private entities, contractors, entrepreneurs and other real estate developers and investors in connection with real estate development, permitting, entity formation, financing, leasing, construction, acquisition and disposition.
Our attorneys handle a wide variety of legal matters relating to commercial and residential real estate transactions, from the initial research regarding property history and development to leasing, financing and closing. We provide advice and counsel to clients during negotiations and prepare and review all documents necessary to successfully close a real property transaction, including buy-sell agreements, deeds, mortgages, notes, easements and related closing documents. Our attorneys also have years of experience in representing landlords and tenants in all types of commercial office and retail leasing and we are regularly consulted in connection with residential and commercial construction projects. We also provide advice and counsel in connection with debt and equity financing, including capital markets transactions and CMBS loans.
Additionally, our lawyers regularly handle land use and zoning matters for individuals and institutions. Supporting our land use attorneys, we have on staff two land planners dedicated to sorting out the complicated, local, state and federal land use laws and regulations. Our attorneys have significant experience securing municipal and state land use approvals and permits for all types of commercial, retail, office, educational and other uses, including the handling of zoning, inland wetlands, and historic preservation issues. We have helped many property owners obtain regulatory approval for the subdivision and development of property, as well as for the expansion and development of schools, hospitals, clubs, retail and office projects. Our planning and zoning lawyers regularly undertake feasibility analyses to help assess the acquisition and development of major commercial and residential properties.
